■ Our involvement
Following the successful negotiation of a lease renewal in 2018 on behalf of the landlord of retail premises at 80 North Street, Chichester, Ashwell Rogers were approached by the tenant, Robert Dyas, who were seeking assistance with rent arrears following losses suffered during the various Covid lockdowns.
■ Result
Ashwell Rogers negotiated a 5 year extension of the term which was due to expire in 2023 coupled with a rebased rent, a rent review in 2023, and a rent free period for the tenant in lieu of arrears. This deal improved the capital value for the landlord whilst resolving the tenant’s cash flow problems.
