We were approached by a private overseas client to provide some initial thoughts on an old warehouse scheme where they had the ability to convert it into either offices or residential. It soon became apparent that the residential angle wasn’t going to work and so we set about working closely with their architect to develop a scheme appropriate for this location.
Through our experience and knowledge of the London office market we were able to advise our client on the right sort of finishes throughout but with an eye towards the anticipated rental profile at the time of completion. Given the rental ‘ceiling’ of the Archway area we kept a close watch on the finishes and related costs to ensure our client was receiving the best advice throughout.
We have moved the building on from a 10,000 sq ft meat packing warehouse to create a 17,700 sq ft modern office incorporating the original features. As part of the development the building benefits from two new floors, significant outside space with sensational views over London and brand-new services including two new lifts.
We attracted the interest of three serviced office providers before agreeing terms with SpaceMade who specialise and have an excellent grasp of the North London serviced office market.
